Planning Permission & Buildings Control

The Sannox Hotel is the most recent of our renovation + reopening projects. It was closed by the previous owners around 2015. We bought the Sannox Hotel on 28th February for £240,000 (hotel at £195,000 (click here) and owner’s accommodation at £45,000. Both are treated differently under Stamp Duty purposes, hence separate values.

In order to make the renovated Sannox Hotel a successful business and provide 12 viable jobs, along with retaining the civic amenity of a hotel, our architect was asked to add a new village shop and also to focus on expanding the parts of the hotel that work well in the modern tourism market. So we applied for Planning Permission to double the number of en-suite guest rooms due to the proliferation of online holiday demand triggered by the likes of Booking.com and Trivago.

Whilst the old Sannox Hotel pub had already been closed (and demolished) by the previous owners due to lack of use and viability). The virtually twinned villages of Corrie and Sannox have a very good public house within the Corrie Hotel at the other end of the two settlements (here). For functions such as weddings and birthday celebrations, the new format at Sannox Hotel has been rebuilt so that “occasional licence” can ensure beverages are possible to those holding event  here there is a desire to imbibe (here).

The area made free from the old pub was transformed into much needed staff-accommodation and a disability suitable holiday accommodation unit.

Having spent a considerable time discussing matters with local community members and our architects along with the fact one of our directors grew up in a hotel at Corrie in the 1970s (so has an unappreciation for what is sought and it is not more holiday homes, but to KEEP the hotel and add amenity to it such as a village shop).

This is the Planning Application for our “back-to-bricks” work and “Planning Permission” related improvement at Sannox Hotel…

All of our requests, via the architect, were APPROVED and past as such, by North Ayrshire Council.

=> The Planning Department at North Ayrshire Council and staff therein should be highly commended for their help and understanding.

Especially given the horrendous Covid pandemic and then the frustrating ferry problems that have beset the State owned monopoly ferry provider, CalMac Ferries Ltd/CMAL Ltd. It should always be noted that he SENIOR MANAGEMENT at the ferry company hold responsibility for the problms. The officers + crew + shore staff at CalMac deserve medals as they risked their lives during the Covid pandemic so as to keep the islanders fed. Especially those who have a disability or age-related infirmity.

Remarkably ALL that was asked for was APPROVED. This is a rare occurrence, but illustrates how important it is to consult with community members (over 100 folk supported the application).

This company Scotslion Ltd., (formerly part of Argyll Group plc) has purchased and renovated several dozen closed-shops; shut-hotels and dilapidated-factories since 1997. The directors can add at least two dozen more on their own account since 1989.

=> The purpose is more than just to renovate a tired old building. We actively seek tenants or owners of the new building to re-open and create jobs plus provide a social amenity. If the “For Sale” or “To Rent” boards do not work, then we will establish the business within and in due course offer the property to the employees to buy, or seek a suitable owner wishing to have add an asset-backed investment property to their portfolio.

Either way, the purpose is to bring traditional High Streets back to life and to make sure the proverbial “last post office” or “last shop in the village does not close.
