Sannox Hotel was bought at a bargain price of £195,000 (here) because it did need a fair amount of work.
Normally this would have taken 12 to 18 months to complete and re-sell. Then the Covid Pandemic hit. Then a ferry hit the MD on the head. Then the Scottish Government got their undergarments in a mess that went from £97,000,000 to £340,000,000 and an EIGHT year delay in shipbuilding incompetence.

In spite of all this, the Sannox Hotel + Newbuild House + New Village Shop are progressing inexorably to completion.

The first thing on a very long renovation list was a pinhole leak. The day after completion, this chunk of ceiling fell off the upper part and wedged itself in the floor, which had been rotting away under the fixed carpeting.

This renovation work is what our team have been doing for 40 years. So no insurmountable worries Other that a pandemic on the Horizon.

Even befor we negotiated to buy this substantial hotel for £195,000 a substantive quantity survey had factored in new roofing for obvious reasons (our MD weighs a fair bit and he was feeling the trampoline effect of a “flexible” flat roof. So this and other roofing was costed into the budget-heads…

It was also clear that new double-glazing and high-grade cavity insulation was required in every opening/panel of the hotel…

 

When there are magnificent sea views from this reasonably elevated position, it is well worthwhile installing a decent set of windows, from which guests can admire the views…

Fortunately, professional (Norther Lighthouse Board) roofer was on hand supervising Sannox Hotel re-roofing.

Peter got handed his hard hat and told it would be nailed on if he kept taking it off.

Then after 4 hours the old roof was OFF and in the skip; the timbers renewed and/or treated and a new roof installed.

Plus a 20-year guarantee on the new flat roof…
