The Planning Permission and Building Warrant heeeeeeeeeeeeeasked for an increase from 3 to 7 guest bedrooms plus a new staff bedroom + tearoom + 4 extra parking places + new village shop. In fact, he completed TWO rooms under-budget and within the required test-timespan! It helps that Caithness and Sutherland are amongst the lowest Covid-plagued spaces in the UK (here<\/a><\/span><\/span>). Building supply merchants are open and all the trades are turning up to work quite safely and happily. T<\/strong><\/em><\/span>he low Covid contagion in the north is one of the reasons folk are flocking to the Highlands & Islands to buy secure property. Russ and the team are now happy that we WILL get UPS27 completed inside the 6-to-11 month project timespan. We are officially 4 weeks into the process so it is actually has a shortened 5-10 month range now. There are 6 rooms in Keeper’s Cabin plus 4 in the other buildings and a<\/strong><\/span><\/em> new pier, new off road parking + road overhaul (UPS27 share of private road pot hole maintenance is 10%). Also some landscaping needs to be completed. Especially as UPS27 owns over 7 acres on this site. <\/strong><\/span><\/em><\/p>\n EXTRA PROFIT NEWS: Irene Robinson’s planning permission approval at the Engine House makes it very worthwhile to at least ask via a pre-planning application to Highland Council on whether the Walled Garden building could be extended and made into a FULL residential dwelling. <\/strong><\/span><\/p>\n<\/blockquote>\n That would add an extra \u00a360,000 TO \u00a3100,000 to the UPS27 net asset value<\/span> (Irene’s plans for her Engine House were PASSED and can be studied: here<\/a><\/span><\/span>). This immediately doubled<\/span> the size of the old bothy floor area. That was reflected in the HM Land Registry conveyance when the neighbouring Principal Keeper’s House was sold off and the coal bunker + store + corridor were retained for this Old Bothy building as it transforms from a damp bedsit into a proper 1 bedroom house with lounge + kitchen + dining area + separate shower + new wc suite + full insulation + new double glazing + roof overhaul etc.<\/strong><\/em><\/span><\/p>\n We know that this increase in floor area is very important and adds great value, because that very situation arose at our UPS3 Strathy Point Lighthouse syndicate of 1999 (here<\/a><\/span><\/span>).<\/strong><\/span><\/p>\n<\/blockquote>\n The crucial doorway between the old bothy and the extra floorspace was completed a few weeks ago. It still takes a bit of getting used to when wandering around the property…<\/strong><\/em><\/span><\/p>\n One Door Trebles The Value of This Property<\/strong><\/span><\/p>\n How do we know this?<\/strong><\/span><\/p>\n 23 year of buying and selling lighthouse stations<\/strong><\/span><\/p>\n This relatively simple door between the new sole-purpose Keeper’s Cabin bedroom and especially a brand new addition of a living room has transformed the dynamic of this building (marked “KC Lounge” on the top plan drawings reproduced below). At first it felt a bit strange to be able to walk easily between the two spaces…<\/strong><\/em><\/span><\/p>\n ^^^ The Old PLK Store ~ Now “KC Lounge” ^^^<\/strong><\/p>\n This old store was an utter waste of space in a magnificent and beautiful location. This could have been turned into valuable real estate decades ago. If folk need to store clutter, rent a storage unit in town with no view. The Keeper’s Cabin will make the eventual buyer of this house a very nice home or a particularly useful rental income. Next door at Principal Keeper’s House (here<\/a><\/span><\/span><\/strong><\/em><\/span>), that beautifully located sister building has been booked solid in Dr and Mrs Makins first year as a holiday letting property.<\/strong><\/em><\/span><\/p>\n US27: BEFORE, DURING AND AFTER<\/strong><\/span><\/span><\/p>\n Here in simple photographs is what Steve Williams and the small team of tradesmen and women have managed at this one room. There are six rooms in Keeper’s Cabin. Please remember that the kitchen and reception hallway in this building have now been fully renovated as well such is the rate of progress under the safe hands of Steve Williams.
