He is proprietor of a website that has helped dozens of other lighthouse owners sell their lighthouse buildings (here<\/a><\/span>\u00a0<\/span>and safety backup:\u00a0here<\/a><\/span><\/span>). As such,\u00a0RICS<\/em>\u00a0surveyors have factually in the past, used his websites for \u201ccomparable\u201d valuations.<\/span>\u00a0Surveyors, please do not do this. This declaration is made to ensure no conflict of interest arises.<\/strong><\/span><\/p>\n

These advisories are added, so that the new owner has the comfort of knowing an experienced lighthouse project manager will be resident on-site, albeit, not in the preferred Flat-3. The following is advised in order to provide comforts that a wealth of assistance is at hand if needed to remedy any EPC matters and also to attend to communal matters such as roof overhaul and maintenance.<\/span><\/p>\n

Renovation Work Advisory 1:<\/strong><\/span> The owner of Flat-3 is the managing director of\u00a0Unique Property Bulletin Ltd.,<\/em> and Scotslion Ltd.,<\/em> (both formerly divisions within Unique Property plc<\/em>) and has in excess of 34 years experience of renovating and owning lighthouse stations. Between 1991 and 2025, there have been 5 lighthouse stations and 28 buildings. It was the owner’s intention to project manage the renovation of Flat-3 as his home for imminent retirement. Due to a disabling accident from a previous career (here<\/a><\/span><\/span>), the stairs are unclimbable for the owner and installing a lift\/elevator has been discounted.<\/span><\/p>\n

Renovation Work Advisory 2:<\/span>\u00a0<\/strong>During the period between 1991 and 2025, a positive and mutually supportive relationship has been built up between the Unique Property<\/em><\/strong> group of companies and the Northern Lighthouse Board.<\/em><\/strong>\u00a0Indeed the General Lighthouse Authority<\/strong><\/em> triumvirate: here<\/a><\/span><\/span> + here<\/a><\/span><\/span> + here<\/a><\/span><\/span>. have also liaised constructively with the owner of Flat-3 and previous dwellings at the earlier 5 lighthouse stations. Special mention is due to the professional contractors, some of whom we have hosted in our (now privately owned) lighthouse buildings. For example: TRAC<\/strong><\/em>: here<\/a><\/span><\/span> and the excellent MPS<\/strong><\/em>: click here<\/a><\/span><\/span>. <\/span><\/p>\n

Renovation Work Advisory 3:<\/span><\/strong>\u00a0The importance of the GLA<\/strong> <\/em>and specialist contractors cannot be overstated. As a private company and even on a private individual resident at a former lighthouse keeper’s dwelling, the proper and professional maintenance of these iconic buildings is incredibly important.<\/span><\/p>\n

This is why the director of Unique Property Group<\/em>, a credentialed founder of two registered charities (here<\/a><\/span><\/span>, + here<\/a><\/span><\/span> and here<\/a><\/span><\/span>) with skillset to establish a third charity, is in discussion with the Office of the Scottish Charity Commissioner (OSCR)<\/em> and the Charity Commission<\/em> south of the Border to create a new charity: The National Lighthouse Preservation Trust<\/em><\/span>.<\/strong><\/span><\/p>\n
