Title Plan Documents
As promised, here is a copy of the Title-Plan document that forms the separate ownership of Flat-2 (top floor left). The first illustration is a photograph for locating which flat the Title-Plan Deeds refers; as accepted by HM Land Registry (Registers of Scotland). Flat-2 is outlined here in red ink…

Flat-2 is historically known as the “First Assistant Lighthouse Keeper’s House”. The next screenshot is a copy of the technical drawing to demarcate what is included in the new title of “Flat-2” as separate from the rest of the building/s. This drawing is based on HM Land Registry/ Registers of Scotland hyper-accurate (Ordnance Survey adapted) plans from their own database. We deploy these in our own communications with the HM Land Registry approved cartographers, so as to help avoid any mis-matches…

Penultimate Fine Tuning
The Title-Deed ownership for “Flat-2” is as follows:
Purple: The exclusive and complete ownership of the first-floor Flat-2, exclusively and in perpetuity (the best quality of title available in Scotland for Flat/Apartment style property).
Green: The garden area that belongs fully and exclusively to the owner/s of Flat-2.
Light Blue: Exclusive and feuhold (approximate freehold equivalent) title ownership of approximately two off street car-parking places. These are for the full use of the owner/s of Flat-2 and their guests. No other person/s and/or vehicle/s can use this parking area, unless they have the permission of the owner/s of Flat-2.
Orange: This is a communal area of access driveway and footpaths. The owner/s of Flat-2 have the right to drive across (but not park) and walk across (along with their visitors) the areas shaded orange on the Title-Plan Deed. This right of access over the area shaded orange lasts into perpetuity.

Notes Relating To
Land Title Points of Reference
To assist buyers/owners, here are some of the contemporaneous notes that assisted the cartographers and mapmakers at Property Searches Scotland in defining and locating the precise curtilages of each property and the land + garden + parking + rights of access.
We trust these may be of assistance…
These notes were instrumental in the final version of the Title-Deeds being accepted as fully compliant with the requirements to register title at and by HM Land Registry/Registers of Scotland…
